Our company PJMH Property Development was set up by Co-Directors and life partners, Maria and Helen, as a progression into property development after 12 years of owning, converting and managing several large HMO properties in Bristol and abroad.
Over the last 30 years small refurbishment project flips were successfully completed by Maria; with later project involvement by Helen, but the enthusiasm for converting larger unloved and no longer used commercial buildings into purposeful quality homes, took over both of us.
The transformation and satisfaction of the finished product is unparalleled. Together with the knowledge that there is a wider impact to the shortage of quality housing across Bristol, brings a true sense of fulfilment.

Maria Dyer
Director
‘In 2011 Maria set up PJMH Properties Ltd, a property rental company for her Houses in Multiple Occupancy (HMOs). Helen joined the company in 2016 after retiring from the Police Force, and the company is still operating successfully. Property development has always been an interest from a young age, when Maria ‘’helped‘’ her father (who was a heating engineer with his own business) with his many building projects. She has undertaken a number of full refurbishment projects, including the conversion of a large Victorian house into 7 bedsits which have enhanced her project management and logistic skills. She holds a CDM certificate in Health and Safety Compliance. Maria developed strong business acumen through her previous career and consultancy company delivering 40 years of Advanced Driver Training, driving instructor training and blue light driver training. Despite her love of driving (especially anything fast) she now applies her quick thinking mind to her property business full time. Maria’s other passions outside of property include track driving and supercars, while supporting eye research charities, having been the recipient of three cornea transplants. She also enjoys travelling whether that be abroad or exploring our beautiful country in 'Gladys' the motorhome with Helen and their two dogs Grace and Guinness.’

Helen Ponting
Director
‘Understanding aerial imagery is Helen’s super-skill, following her career in the Royal Air Force where she served in the regular and reserves as an imagery analyst. This allows her to spot opportunities quickly and her eye for detail is essential to assess project viability. Whilst serving in the reserve RAF Helen was also a full-time police officer transitioning to a training role as her career progressed. Helen’s 26 years of service in the police has helped her to understand and interpret body language and has developed her communication expertise culminating in her writing a book, 'Speak Up', As you would expect the ability to communicate effectively with Team members and those involved in our projects is vital to success. Since retiring from the Police Service in 2016, Helen has become more involved with PJMH Properties day-to-day running and has turned her hand to managing any maintenance issues, becoming adept at fixing minor problems and repairing and repurposing furniture. Helen is also a qualified PAT tester which helps with the upkeep of household electrical appliances. This has led to the nickname of ‘Handy Helen’ being coined by Maria to our tenants. In her down-time Helen still enjoys playing hockey and has taken up walking football with a local team. In 2022 she joined others to walk the Annapurna Trail in Nepal raising many thousands of pounds for Dorothy House Hospice, a local cancer charity.’

Colin Smith
Planning Consultant, Developer and Public Speaker. My name is Colin Smith, I have been established for over 30 years and over that "me have been involved with hundreds of planning issues and resolved a great many of them posi"vely for my clients. With wide experience in all areas of buildings and planning regula"on, I help people make the most out of their property or any land they may own. The important factor is in knowing what you can and cannot do with a property or area of land. So, with an insight into building controls, planning policy and law, I can help find a prac"cal and economical solu"on. I work with clients so they achieve value out of their property in a way which will usually give them more space, enable them to expand, or realise a land asset. In terms of land, I advise on the op"ons available and the poten"al uses of that land, whether that is a residen"al property or number of proper"es or other use. I will oversee the design process and liaise with the Local Authority and obtain necessary approvals. I have extensive knowledge of planning regula"ons and controls, hands-on construc"on know-how, can project manage, and possess an acute understanding of planning law and policies. I am widely regarded as a key authority on commercial to residen"al conversions using strategically applied permi+ed development rights. Rela"onships are key to the process – with both the client and the planning authority – and through my experience, knowledge and contacts, offer a comprehensive “one-stop shop” service to all planning and building needs. My early experience was in private architectural prac"ce, learning the art of drawing and design and helping the company become one of the early adopters of CAD (computer-aided-design). On becoming self-employed, I ran an architectural, property and design business and co-ordinated a design and building team on a wide range of domes"c projects Whether it is an extension, conversion or new-build, I offer a complete planning consultancy through helping secure planning permission, providing expert advice, es"mates, liaison with councils and builders and troubleshoo"ng.

Wendy Brumwell
Wendy is a property developer who loves turning empty unloved buildings into beautiful homes. Loving the life that property affords her, she became a property coach and mentor to help people escape the 9-5 and achieve financial freedom. By sharing her experience and implementing her coaching and mentoring methods, she helps property investors achieve their success.

Nicholas Adams
Nick has 28 years experience including 14 years within the house building industry, and 11 years at Redrow Homes as Design Engineer and 3 years as Technical Manager. Extensive experience in detailed design and a clear understanding of the practicalities of design and client expectations.
